Altamonte Springs carries a distinct mold risk profile shaped by its construction era, its high concentration of multi-family properties, and its position within the Seminole County drainage basin. The conditions below are the ones we encounter most consistently when inspecting properties throughout this city.
- Multi-family construction and shared wall migration. Altamonte Springs has one of the highest concentrations of condominiums, townhomes, and apartment communities in the region, most of them built between the 1970s and 1990s. Multi-family wood-frame construction uses shared wall assemblies and ceiling systems that allow mold established in one unit to migrate into adjacent spaces through gaps in fire blocking, shared HVAC connections, and common-area penetrations. A unit with no visible mold indicators can carry elevated spore counts that originated two doors down. We see this pattern consistently in the Spring Valley and Sanlando Springs communities.
- Synthetic stucco exterior systems on 1980s and 1990s construction. A significant share of Altamonte Springs’ single-family and townhome construction from this era used Exterior Insulation and Finish Systems (EIFS), commonly called synthetic stucco. When EIFS develops cracks at window frames, door frames, or utility penetrations, it traps moisture inside the wall cavity with no drainage path. Unlike traditional hard-coat stucco, EIFS has no weep system. Moisture accumulates silently behind the finish layer for months or years before any interior indicator appears. By the time a homeowner notices a problem, the wall assembly is often extensively affected.
- Stormwater runoff from the SR-436 commercial corridor. Altamonte Springs has one of the highest concentrations of commercial impervious surface in Seminole County along the SR-436 corridor. During summer storm events, runoff from parking lots and hardscape surfaces floods into adjacent residential areas, temporarily elevating local water tables. Slab-on-grade homes in the Lake Orienta and Cranes Roost neighborhoods sit in low-lying grades where this runoff elevates subgrade moisture levels long after a storm passes, pushing moisture upward through foundation slabs into flooring and lower wall cavities.
- Early-generation OSB sheathing in wood-frame construction. Many of Altamonte Springs’ townhome and single-family communities built during the 1980s used wood-frame construction with oriented strand board (OSB) sheathing, the building material that replaced plywood in that era. OSB is significantly more susceptible to moisture degradation than plywood. Once OSB begins absorbing moisture through a compromised exterior envelope, it deteriorates rapidly and the wall cavity becomes an environment where fungal growth spreads extensively, with no visible indication from inside finished drywall surfaces.
Seminole County experiences the same year-round humidity as the rest of Central Florida. The EPA recommends keeping indoor humidity between 30 and 50 percent. In a city where multi-family construction is dominant and many properties share mechanical systems, a humidity imbalance in one area of a building can affect multiple units before any single occupant identifies the source.
