Buying a home in Central Florida means buying into its humidity. A pre-purchase mold inspection looks for the mold and moisture a standard home inspection does not cover, while you still have time to negotiate. Our reports are written by a Florida Licensed Mold Assessor (MRSA3497) with no stake in what is found.

A Mold Inspection Before You Close

We inspect the home room by room for staining, odors and moisture, check the HVAC system, and take air or swab samples where the findings call for them. Air samples are always compared with an outdoor control, because Central Florida air naturally carries mold spores.

Why We Never Perform Remediation

Florida Statute 468 requires mold assessors and mold remediators to be separate licensed entities. Quality Mold Solutions is strictly an assessment firm. We identify, document, and report. Remediation goes to a contractor of your choosing, one with no relationship to us.

This matters because when the same company assesses and remediates, the financial incentive to find more mold (and recommend more work) is built into the business model. Our structure removes that incentive entirely. Every finding in our reports reflects what is actually present in the property, nothing more and nothing less. When remediation is complete, we can return independently to verify the work was done correctly through our Post-Remediation Verification service.

3. What if the seller already had the house tested?

A test ordered by the seller, or by a company that also sells remediation, is not an independent answer. We only assess, so our findings carry no incentive either way.
