A home inspection tells you about the roof, the plumbing and the electrical. It does not tell you what is growing behind the walls. Quality Mold Solutions inspects homes across Orlando and greater Central Florida for visible mold, hidden moisture and musty odors, and our lead inspector, Dillon Fralix, is a Florida Licensed Mold Assessor (MRSA3497) and Council-certified Microbial Investigator.

We only inspect and test. We never sell remediation, so what we find is what is there.

Mold Inspections for Buyers, Sellers and Landlords

Most of the homes we inspect are in the middle of a decision: a purchase under contract, a listing about to go live, a rental between tenants. Each of those needs a clear answer about mold and moisture, in writing, fast enough to use.

What the inspection covers

Visual and smell check. Every room, with attention to staining, separated baseboards or crown molding, and musty odors.
Moisture and humidity. Moisture meters on walls, floors and ceilings, and a hygrometer reading. The EPA puts ideal indoor humidity at 30%-50%; 60% or more is elevated.
HVAC. The air handler and its ductwork, where Florida humidity lets mold grow out of sight.
Sampling where it is needed. Air samples against an outdoor control, or a swab of a suspect spot, sent to an accredited lab.

For sales and leases we also do environmental due diligence: mold and moisture checks before a purchase, sale or lease, with a written report of what we found. Results from the accredited lab are typically back in 24-48 hours, in a written report with photos.

Why We Never Perform Remediation

Florida Statute 468 requires mold assessors and mold remediators to be separate licensed entities. Quality Mold Solutions is strictly an assessment firm. We identify, document, and report. Remediation goes to a contractor of your choosing, one with no relationship to us.

This matters because when the same company assesses and remediates, the financial incentive to find more mold (and recommend more work) is built into the business model. Our structure removes that incentive entirely. Every finding in our reports reflects what is actually present in the property, nothing more and nothing less. When remediation is complete, we can return independently to verify the work was done correctly through our Post-Remediation Verification service.

1. Does a regular home inspection check for mold?

Not in any depth. A general home inspector may note a stain, but mold testing, moisture mapping and lab analysis fall outside a standard home inspection. A licensed mold assessor brings the equipment, the lab and the credentials.

2. How soon can you inspect?

3. Will you remove the mold if you find it?

No. Florida law separates mold assessors and mold remediators, and we only assess. If mold is found we can write a remediation protocol for the contractor you choose, then come back for post remediation verification.
